What we do We compile investor groups consisting of people who have similar investment objectives and provide real estate portfolio services. Such services include identifying appropriate portfolio properties, completing due diligence, negotiating the acquisition, and arranging for financing and property management.

What's different about us? We work solely on behalf of the investors and try to eliminate most services that typically create a conflict of interest for such companies. For example, most asset management companies act as the the Brokers/Realtors for most of their transactions and earn a commission on every purchase and sale of portfolio properties. In addition, most asset management companies also charge a percentage of ongoing revenue as a portfolio management fee, which is over and above costs paid for day to day property management.  

Both these fees (Broker/Realtor commission and;ongoing revenue percentage) create a conflict between the portfolio manager's interests and the best interest of the investors.  To date, our compensation on all our investments is based on the net income of the properties in a particular portfolio.  This means that no matter how much effort we put in, we only get compensated if our investors are getting a return.  In addition, we always hold an interest in any property we purchase and pay the same for that share as any outside investor.
